North Carolina Legal Info

Utility billing using a master metering (RUBS) system is not allowed in North Carolina. The residential rental units must have a separate sub meter that measures the actual utility usage of the residents. This is true for water, sewer, electricity and natural gas billing systems implemented by the rental unit owner or his/her agents. A maximum administration fee of $3.75 per month could be applied for water billing, if it is approved by the Utilities Commission.

North Carolina Submetering

The state of North Carolina requires each individual dwelling unit to have individual electric service with a separate electric meter and, if it has natural gas, individual natural gas service with a separate natural gas meter, which service and meters shall be in the name of the tenant or other occupant of said apartment or other dwelling unit. No electric supplier or natural gas supplier, whether regulated public utility or municipal corporation or electric membership corporation supplying said utility service, shall connect any residential building for electric service or natural gas service through a master meter.

Once we know what you need we will go to work designing a system just for you. From system design, to installation, to maintenance and ongoing service, we will do it all.

At Multifamily Utility we understand the importance of keeping your tenants happy. That’s why we will send out notices to all tenants informing them of the upcoming installation. Doing this will help make the transition process as smooth as possible.

Once your new submetering system has been installed we will upload all resident information into our billing system. From this point on all meter information will be sent to the Multifamily Utility headquarters via wireless transmitters and receivers.

Once the meter information is received our state of the art billing system will process it and create individual bills for each resident at the property.

We also collect all payments and send out a reimbursement check to the owner, manager, association manager or other persons in charge of receiving payments once a month.
